In recent years, appraisals have become more difficult than they ever have been before. We put quality first, but we know that turnaround time is always a plus for many clients. So, we've simply optimized our routine processes to do more in less time. The appraisers that have steadily adopted new technology have been the ones able to provide their customers with more accurate reports, better customer service and faster turnaround times.

Innovating the Ordering Experience

Years ago, the majority of orders were delivered via fax and were confirmed with phone calls once we got back to the office. Often, in this scenario, it might of taken quite a while to hear back to see if the order could be taken. Things are quite a bit different now and when an order is placed on the site, we receive a text message on our phones. We can even log into this site from the field and send back an e-mail confirmation – including the time and date for the inspection if we've been able to talk to the occupant.

At S&N Appraisal, Inc we understand it's all about "cycle time". We aim to reduce waiting between communications since the speed at which we get things done directly effects your bottom-line. Through features on this website, we can actually reduce the amount of time needed for your appraisal.

S&N Appraisal, Inc is a pioneer in efficient data gathering

One of the most time consuming parts of an appraisal is gathering the data. We spend a lot of our time collecting both specific information about the subject property and general data about the local market and developing trends. S&N Appraisal, Inc takes advantage of technology to close the gap once again.

We've learned that taking notes traditionally, using pencil and paper, generally takes longer since we we have to enter everything back in at the office. Don't be surprised to see us with a tablet PC or collecting data using a program created for our phones that even lets us sketch a floorplan right on site. Rather than using that clumsy old tape measure, a larger percentage appraisers are starting to use accurate laser measuring devices that also help measure hard to access areas.

We combine all of these different technologies to ensure that the final report is thorough and accurate, requiring fewer call-backs and revisions. Our goal is to save you time and money.

Here at S&N Appraisal, Inc we make sure you have ample options to receive your report.

Delivery of appraisals as PDF files through e-mail is definitely the standard these days. Most of our clients prefer e-mail because we're all accustomed to getting attachments like PDFs in our mail. It's a lot faster than the old days before e-mail. But, we've even been able to improve on e-mail with how you receive your report with this website.

Everyone knows how frustrating it is to lose a file. Or have you ever had an attachment blocked because it was too big? We have the technology to overcome those problems, too.  When we deliver an appraisal through this website, the client is e-mailed a download link to retrieve the PDF. So, at that point, it doesn't matter if all the extra photos and maps in the report result in a large file that would normally be blocked by e-mail. And the download link is good for 90 days. So if anything happens to the file, you can log back in here and retrieve it again - saving you time, since we won't even need to run back to the computer.

S&N Appraisal, Inc enhances its appraisal records by using Digital Workfiles

It would probably be easier if appraisers could complete a report, give it to the client and never worry about seeing that document again. However, appraisals are used to document the condition of a property on the inspection date. Therefore, appraisers need to keep their reports for 5 years in case any disputes or other matters arise regarding the property.

Here again, S&N Appraisal, Inc leverages our experience with technology to improve service. By storing every aspect of the appraisal - notes, sketches, supporting documentation and calculations - along with the appraisal electronically, we can pull up the entire file whenever it's needed and recall just what that job was about.

These are just a few examples of how we use technology daily. Investing in the right tools, along with the appraisal know-how that you've grown to expect allows the appraiser to deliver reports quicker, more efficiently and with higher degrees of accuracy.
